This
office complex consists of three 15-storey buildings on a 1.5
hectare piece of land located in a prime commercial district
adjacent to a posh residential area, home to top government
officials and cabinet ministers. The site is in one of the
fastest developing suburbs of the capital city of Kuala Lumpur.
The office blocks are similar in form and function equipped with
all the necessary facilities and services of a modern
intelligent building and consisting of a 5-storey podium and a
10-storey tower including a 2-storey penthouse. Developed at a
combined construction cost of RM130 million, the blocks are
built against the side of a vertically cut slope on top of which
stands an existing 10-storey building. The hillsides were
excavated to a vertical face of up to 17m deep to form a
5-storey basement
car park facing the hill and a 2-storey basement with the
entrance on the third level fronting the main street. The owner
is a statutory development body with a large land bank in the
city entrusted with the authority to develop state land for
residential and commercial purposes. The relatively large supply
of net lettable floor area from this project was planned with
the
intention of capitalising on the high office demand created by a
dynamic economic climate. |
